CRIZA IMOBILIARA 2020-2021 DEVALORIZEAZA VALORILE IMOBILIARE INTR-UN RITM NEMAIVAZUT

Impactul economic al crizei generate de noul coronavirus incepe sa se resimta in mai multe sectoare economice printre care cea mai greu lovita este piata imobiliarelor alaturi de turism si zona de retail.

 

Intr-o scurta video-conferinta cu privire la viitorul economiei romanesti, dupa scaderea cu cc. 8-10% a Produsului Intern Brut in 2020 si o noua scadere in 2021, prognozata de Fondul Monetar International a se cifra la undeva in jurul a 5%  ce mai ramane din fostele motoare ale economiei romanesti: turismul si speculatia imobilara?

Iata cateva dintre raspunsuri.

„Nu se vinde nimic acum, nu se mai tranzactioneaza  nici macar antecontractele încheiate anterior.

Inca dinaintea pandemiei COVID-19, lunile ianuarie si februarie 2020, adusesera scaderi marcante ale numarului de vanzari si cumparari, la un nivel ce amintea de criza imobiliara din 2009.

 

Acum insa am coborat la zero, fapt nemavazut in istorie, lumea practic asteaptă sa vada ce se întâmplă.

Mai grav este ca de acum odata cu starea de urgenta proprietatile imobiliare au scazut ca valoare la zero.

Mari jucatori imobiliari sau retras imediat de pe piata, iar istoria ne arata ca in toate tarile ce au cunoscut starea de urgenta valoarea imobiliarelor a scazut drastic si radical.

In Argentina dupa starea de urgenta din 1976, la fel precum in Chile dupa starea de urgenta din 1973, preturile au scazut cu 90% pentru un deceniu. Starea de urgenta da semnalul de instabilitate, de criza profunda si nimeni nu vrea sa investeasca intr-o astfel de situatie.

Ne putem astepta la un fenomen similar in Romania si nimeni nu este interesant sa achizitioneze ceva in aceste conditii ,ne-a declarat acesta.

 

Economistii cred ca la finalul crizei, dupa 2022 preturile vor ajunge la nivelul anilor `90 -`95 la 2000 USD un apartament de doua camere si 5000 USD  un apartament bine asezat in zone centrale.

 

Coronavirus..imobiliar? Piata imobliara pare a fi in salonul de reanimare pentru urmatorii ani.

 

 

Criza sistemului bancar.

 

 

Intrarea in impas a sistemului bancar, lovit simultan de reducerea creditarii, de cresterea insolvabilitatii in plan global si de anularea obligativitatii platii ratelor, nu promite nimic bun pentru viitor.

 

Bancile nu pot supravietui decat daca cresc marcant dobanzile la cc.30% pana la finalul anului toate acestea pe fondul unei crize de lichiditati fara egal in ultimele decenii.

Normal ca aceste elemente pun presiune pe piata imobiliara cu cc.200.000 de confiscari la orizont dupa inchierea starii de urgenta, dar si pe economie in general, in conditiile in care un stress-test la nivelul firmelor arata ca 80% sunt in zona de rosu la lichiditati si profitabilitate, gata sa inchida portile.

Coroborat cu faptul că domenii precum turism și HoReCa sunt direct lovite de efectele și măsurile generate de coronavirus, impactul economic se propagă în lanț și afectează mai toate sectoarele, subliniază economistul Mihai Raceanu.

Piata bursiera este cumulat si in degringolada si intr-o cadere continua de peste o luna acuma, acesta este este in anticipatia clara ca acea firmă la care ai investit in actiuni s-ar putea ca maine sa aiba niste pierderi enorme sau sa dispară de pe piata, concluzioneaza ingrijorat economistul Mihai Raceanu.

New information had come to light regarding Myanmar Times connection with drugs and military involved in gross human rights violations in Shan State and Rakhine all under Fiona Tuna benevolent control.

A recent article in Burmese press also was raising eyebrows on a Domel island resort compound built by the Thein Tun, owner of the fake Myanmar Times press and manipulation organ for dubious reasons on the border with Thailand in the infamous drug triangle, a resort that can be easily used for smuggling drugs and for human trafficking, appreciate critics of the project.

TRADITIONAL AUTUMN DIPLOMAT`S EXCURSION TO DANUBE DELTA HOSTED BY PUFLENE RESORT

Mr. MIHAI PUFLENE has been the heart and soul of a decades-long activity to foster tourism in Dobrogea (Dobruja), his actions started with the opening of REX HOTEL in Tulcea, expanded in building a colossal fleet of boats, flats and floating hotels destined to open up Danube for tourism and latest he opened up the first luxury top-notch resort in the region offering a friendly, carbon-free and nature protecting tourism packages across Danube Delta.

To honor these exertions centered on protecting nature, eliviating poverty and supporting diplomatic initiatives like DISCOVER ROMANIA and for a two decades spanned activity to open Danube Delta to the world we are so proud to nominate Mr. Mihai Puflene as the first Romanian ever named TOURISM PERSONALITY OF THE YEAR announced Professor Dr. Anton Caragea IRICE President.

The Autumn 2019 diplomatic excursion will take place from 8th September to 11th August and will be dedicated to diplomats and foreign friends and partners of Institute of International Relations and Economic Cooperation of Romania and will be carved as an opportunity and invitation to discover Danube Delta heritage, history, culture, hospitality and culinary treasures.

 

The Autumn 2019 will start in the Islamic center of  Dobrogea, the city of Babadag and his famous landmark: the SAR SALTUK BABA mosque and cultural complex.

 

Argamum citadel: the main center of trade and culture in the Black Sea region until V century AC.

 

 

 Enisala fortress (general view) controlled in the medieval times the trade along Black Sea region and the Genovese sailors used it as a center of commerce and discovery (XII century).

 

    Halmyris -Murighiol: a Greek and Roman citadel and fortification and the heart of Early Latin Christianity.

CALATORIA DE TOAMNA A AMBASADORILOR GAZDUITA DE PUFLENE RESORT

Anul 2019 ofera noi posibilitati pentru ambasadorii acreditati in Romania de a cunoaste minunile tarii noastre si dupa calatoria de descoperire a Tarii Vrancei si a Domeniilor Panciu acum excursia de toamna 2019 a diplomatilor se indreapta din nou catre Delta Dunarii.

Astfel intre 8 si 11 septembrie 2019 miracolul naturii din Delta Dunarii va fi din nou destinatia aleasa de Institutul de Relatii Internationale si Cooperare Economica (IRICE) pentru a ii familiariza pe diplomati cu frumusetiile Romaniei in cadrul excursiei din programul DESCOPERA ROMANIA.

Deja se poate nota ca Delta Dunarii a devenit un punct obligatoriu pentru calatoria diplomatilor datorita patrimoniului istoric din preajma orasului Murighiol si mai ales pentru ca diplomatii se pot bucura de ospitalitatea celui mai celebru hotel din Delta Dunarii: PUFLENE RESORT.

Speram astfel sa atragem atentia in plan intern si international asupra potentialului Deltei si avem exemplul favorabil al anului 2017 cunoscut drept ANUL DESCOPERIRII DELTEI DUNARII cand am reusit sa aducem pe meleagurile Deltei peste 110.000 de vizitatori fata de doar 71.000 turiști in 2016, a declarat prof.dr. Anton Caragea-Presedintele IRICE.

 

In 2017 PUFLENE RESORT  si dl. Mihai Puflene inima si sufletul renasterii turismului in Delta Dunarii au fost onorati cu cea mai importanta distinctie: titlul de PARTENER DIPLOMATIC pentru PUFLENE RESORT.

 

 

 

In inima acestei campanii de sensibilizare a publicului din Romania, cu privire la bogatiile si potentialul turistic extraordinar al Deltei Dunarii, s-a aflat Mihai Puflene, Directorul General al PUFLENE RESORT si mai ales un pasionat al frumusetilor Dunarii pe care doreste sa le impartaseasca cu intreaga lume.

Daca am putut aduce din nou corpul diplomatic si prietenii Romaniei si in 2019 in Delta si daca vom putea sensibiliza turistii romani sa vina sa redescopere aceasta comora, totul se datoreaza dl. Mihai Puflene si eforturilor sale care au adus turisti si dezvoltare pentru intreaga zona.

 

In plus Complexul PUFLENE RESORT a impus un etalon de eleganta si lux in Delta, ducand la cresterea nivelului ospitalitatii in intreaga zona, iar in planul diplomatiei publice, multumita PUFLENE RESORT, am putut aduce diplomatii in Delta in 2016 si in 2017 si acum in 2019 prezentandu-le frumusetile Deltei dar si ale Dobrogei.

Institutul de Relatii Internationale si Cooperare Economica (IRICE) a anuntat ca odata cu vizita de toamna a diplomatilor si in prezenta acestora domnul MIHAI PUFLENE va fi decorat cu titlul de PERSONALITATEA ANULUI IN TURISM (TOURISM PERSONALITY OF THE YEAR).

Au mai primit prestigioasa distinctie in anii precedenti Obie Wilchcombe -Ministrul Turismului din  Bahamas, Lahcen Haddad-Ministrul Turismului din Maroc si Edmund Bartlett , Ministrul Turismului din Jamaica etc.

 

Mihai Puflene este initiatorul conceptului de resort in Delta Dunarii, disponibil pentru calatorii indelungate de descoperire a zonei si oferind conditii de lux prin PUFLENE RESORT si a investit cu constanta in zona Dobrogei incepand cu HOTELUL REX din Tulcea si apoi inaugurand o adevarata flotila de vase de vacanta, pontoane si barci rapide pentru a permite o mai buna conoastere a arealului Deltei Dunarii.

Calatoria diplomatilor in Delta Dunarii va avea loc in perioada 8 septembrie-11 septembrie 2019 si va fi organizata de echipa Institutului de Relatii Internationale si Cooperare Economica (IRICE) condusa de Prof.Dr. Anton Caragea si va viza descoperirea de catre diplomatii parteneri ai IRICE a zonei Deltei Dunarii si a Dobrogei.

IRICE PRESIDENT PROFESSOR DR. ANTON CARAGEA OPENS CLIMATE CHANGE AND MILLENNIUM DEVELOPMENT GOALS-GLOBAL COMPACT CONFERENCE

Dr. Anton Caragea, President of Institute of International Relations and Economic Cooperation (IRICE) , opened the International Conference on “CLIMATE CHANGE AND MILLENNIUM DEVELOPMENT GOALS”, organized by the Institute of International Relations and Economic Cooperation, in Bucharest, in partnership with European Diplomatic Academy, European Council on International Relations, Bucharest Conference on OSCE , The Europe and Asia Conference on Peace and Security and Parliamentary Assembly for Sustainable Development Goals.

 

 

Climate change is impeding the global efforts for Millenium Development Goals and Agenda 2030 global implementation-Dr. Anton Caragea, President of Institute of International Relations and Economic Cooperation (IRICE).

The conference is part of the Institute of International Relations and Economic Cooperation events organized in the context of the IRICE membership in the UNITED NATIONS GLOBAL COMPACT, being dedicated to one of the most topical subjects on the international agenda – the negative influences of climate change on sustainable development and the unfavourable impact of these changes from a security perspective.

The conference brought about an in-depth exchange of ideas in regards to the Climate Summit, which the UN Secretary-General will organize in September 2019 in New York.

Emphasizing the increasing global significance of the concept of resilience to natural disasters, the Romanian IRICE President pointed out in his allocution that climate change contributes to the multiplication of challenges  to peace and security and adversely affect the fruition of MDG`s and SDG`s implementation.

The Institute of International Relations and Economic Cooperation (IRICE) President has pointed out that all states are exposed to climate risks, regardless of geographic position, and that both solidarity and responsibility are needed in identifying solutions, as well as a multilateral platform to facilitate cooperation and dialogue.

The significant participation in the Conference and the interest for the topic are proof of its importance in the world and it represents a step forward towards deepened international cooperation for a collective response to a common problem – climate change. and Millennium Development Goals and Agenda 2030-Sustainable Development Goals.

Presedintele IRICE Profesor Dr. Anton Caragea , a deschis,  Conferinţa Internațională cu tema“ SCHIMBARILE CLIMATICE SI DIFICULTATI IN IMPLEMENTAREA OBIECTIVELOR DE DEZVOLTARE ALE MILENIULUI”, organizată, la București, de Institutul de Relatii Internationale si Cooperare Economica (IRICE), Academia Diplomatica Europeana, Consiliul European pentru Relatii Internationale, Conferinta despre OSCE de la Bucuresti, Organizatia de Cooperare Europe-Asia si Adunarea Parlamentara pentru Implementarea Obiectivelor de Dezvoltare Durabila.

Presedintele IRICE Profesor Dr. Anton Caragea , a deschis,  Conferinţa Internațională cu tema“ SCHIMBARILE CLIMATICE SI DIFICULTATI IN IMPLEMENTAREA OBIECTIVELOR DE DEZVOLTARE ALE MILENIULUI”.

 

 

Conferința se înscrie în seria evenimentelor organizate de Institutul de Relatii Internationale si Cooperare Economica (IRICE)-România în contextul participarii IRICE in cadrul Obiectivelor de Dezvoltare Durabila, fiind dedicată schimbarilor climatice si Agendei 2030 ca fiind unele dintre subiectele de maximă actualitate de pe agenda internațională – influențele negative ale schimbărilor climatice asupra dezvoltării durabile și impactul nefavorabil al acestor schimbări din perspectiva dezvoltarii mondiale.

Conferința a prilejuit un schimb de idei aprofundat în perspectiva desfășurării Summit-ului privind Clima, pe care Secretarul General al ONU îl va organiza în septembrie 2019, la New York in marja Adunarii Generale a ONU.

Subliniind importanța crescândă la nivel global a conceptului de relationare intre dezvoltarea durabila si obiectivele de dezvoltare durabila si schimbarile climatice , Presedintele Institutului de Relatii Internationale si Cooperare Economica (IRICE) a punctat in alocutiunea sa ca schimbările climatice contribuie la intarzierea in indeplinirea obiectivelor de dezvoltare globala la nivel mondial.

Totodata Presedintele Dr. Anton Caragea, a reliefat importanța dezvoltării unor modele de cooperare și parteneriate între state, precum și a schimbului de experiență pentru o gestionare cat mai eficientă a acestor provocări globale.

Presedintele IRICE Prof.Dr. Anton Caragea a evidentiat că toate statele globului sunt expuse riscurilor climatice, indiferent de poziția geografică, și că este nevoie atât de solidaritate și responsabilitate in identificarea soluțiilor, cât și de o platformă multilaterală care sa faciliteze cooperarea si dialogul.

Participarea semnificativă la Conferinţă și interesul pentru tema abordată constituie o dovadă a importanței acesteia la nivel mondial şi reprezintă un pas înainte către o cooperare internațională aprofundată pentru un răspuns colectiv la o problemă comună – schimbările climatice.

INSTITUTE OF INTERNATIONAL RELATIONS AND ECONOMIC COOPERATION (IRICE) MARKS THE INTERNATIONAL HUMANITARIAN LAW DAY

The Institute of International Relations and Economic Cooperation (IRICE) has mark down with a public debate and roundtable the celebration of the International Humanitarian Law Day in Romania.

Under the High Patronage of the President of Institute of International Relations and Economic Cooperation Professor Dr. Anton Caragea the public debate on celebrating The International Humanitarian Law Day in Romania has taken place.

The debate reunited diplomats and humanitarians and civic society representatives, under the High Patronage of the President of Institute of International Relations and Economic Cooperation Professor Dr. Anton Caragea, and was dedicated to note and emphasize the importance of respecting international humanitarian law, as a set of rules with the role of mitigating the negative effects of armed conflicts and of protecting the victims.

Also, this is a reconfirmation of the Romania’s attachment to the values of international humanitarian law, under the baton of The Institute of International Relations and Economic Cooperation.

In this context, IRICE President Professor Dr. Anton Caragea, attended today the opening of the round table organized by the Academician Mircea Constantinescu and his IRICE team on the international humanitarian law in the current international climate.

 

On this occasion, The Institute of International Relations and Economic Cooperation President underlined that  IRICE  will continue to act at national and international level in order to improve respect for the international humanitarian law.

Academician Mircea Constantinescu mentioned also the steady support provided by IRICE to the actions promoting international humanitarian law rules among the institutions tasked with responsibilities in this area, as well as among civil society, especially among young people.

 

 

In recognition of his role in promoting international diplomacy and global dialogue the President of Institute of International Relations and Economic Cooperation Professor Dr. Anton Caragea has being recently awarded the NATIONAL ORDER.
