CAT COSTA UN APARTAMENT IN BUCURESTI ? PRETURI IMOBILIARE

Luni 28 iunie 2010 a avut loc o dezbatere de analiza a evolutiilor imobiliare din primele sase luni ale anului 2010. Experti imobiliari, jurnalisti , reprezentanti unor fonduri de investitii imobiliare si economisti de renume au participat la dezbaterea PRETURI SI EVOLUTII PE PIATA IMOBILIARA DIN ROMANIA  ( 2010-2012 ) .

Preturile continua sa scada vertiginos.

Prima concluzie care s-a impus din analiza datelor furnizate de primarii, notariate si societati imobiliare este aceea a devalorizarii rapide a patrimoniului imobiliar. Cele mai mari scaderi la preturi ( cu 50% ) sau inregistrat pe segmentul terenuri. Ingetarea pietii, dificultatile investitiilor imobiliare, inghetarea creditelor toate au redus dramatic cererea pe segmentul terenuri actualmente preturile la terenurile centrale se cifreaza la cc. 60-100 de euro coborand pana la 20 de euro pe metru patrat la periferie .

Alta zona ce se devalorizeaza rapid este aceea a locuintelor in blocurile vechi care au pierdut la randul lor peste 50% din valoare in ultima perioada si suntem departe de a fi atins nivelul minim.

Expertii bancari au apreciat ca bancile considera ca in 2011 preturile pentru apartamente vor fi in jurul a 20.000 de euro garsoniera , 30-50.000 apartamentele cu 2 camere in functie de zona si 50.000 apartamentele cu 3 camere. Facturile la intretinere din iarna anului 2010/2011 se anunta  a fi decisive in a impinge spre o prabusire rapida preturile in acest domeniu.

Segmentul Case si Vile . Preturi in cadere libera.  

O astfel de casa costa in New Jersey un milion de dolari in 2007 acum nu se gasesc cumparator la 50.000 de dolari. SUA incotro ? 

Zona Case si Vile este cea mai sensibila la prabusirea preturilor si la climatul economic , deoarece intretinerea unei astfel de patrimoniu imobiliar este extrem de dificila in perioade de criza economica si efectele se vad aici cel mai dramatic. Locuintele din zonele altadata vedete, precum zona Nord au pierdut peste 60% din valoare, locuintele din zona Pipera, Baneasa , Otopeni care atingeau 300.000 de euro inainte crizei au scazut la 100.000 de euro in prezent si se apreciaza ca practic piata lor este blocata in conditiile in care piata revine la preturile anilor `94-`95 de cc. 20-30.000 de euro casa .Singurele relativ ferite de deprecierea uluitoare a proprietatilor sunt casele situate in perimetrul central unde desi caderea a fost dramatica de la 1,5 milioane de euro cat costa o astfel de proprietate inaintea crizei la 150.000 de euro in prezent si cu o marja de scadere in urmatorii 2 ani de pana la 100.000 de euro totusi mai exista cumparatori.

2010 si 2011 anii vanzatorilor.

Fara indoiala anii 2010 si 2011 sunt anii in care se obtine profit doar de catre cei care vand rapid, inainte de accentuarea caderii de pret anuntata pentru aceasta iarna. Lunar casele si apartamentele se devalorizeaza cu aproape 5%  asa incat putinii care reusesc sa gaseasca cumparatori sunt castigatorii acestei crize.    Pentru cumparatori investitiile in acest moment sunt cel putin riscate , daca nu chiar ruinatoare , deoarece piata imobiliara cunoaste acum efecte specifice  pietei automobilistice, odata iesita cu masina din showroom valoarea ii scade cu 30% la fel se intampla acum cu locuintele, abia semnat contractul si valoarea casei a scazut cu 10% daca nu cu mai mult, a subliniat economistul sef Mihai Racaceanu. Ca urmare a acestui fapt acum cumpara doar cei care au fonduri negarantate de banci sau cei cu rezerve financiare care asteapta ca peste 10-15 ani cand preturile vor relua un trend ascendent sa faca un profit frumos.

2012- anul cumparatorilor.

Abia in 2012 , cand piata se va stabili la nivelul anilor 1994, abia atunci se va putea cumpara la preturi reale si nu la cele prezente, mult umflate fata de potentialul economic al Romaniei, a declarat Inger Petersen , reprezentantul unui Fond Imobiliar Suedez. In conditiile in care somajul va depasii 2 milioane de oameni , orice pret pe metru patrat construit de peste 200 de euro este nesustenabil si noi nu vom investii. Marile fonduri imobiliare care au asigurat cresterea de pe piata din Romania sau retras deja si asteapta inca 4-5 ani ca preturile sa se stabilizeze la 200 de euro metrul patrat construit in zone centrale pentru a reveni pe piata.

Cat va dura criza imobiliara ?

Mult , a declarat , incruntat si chiar alarmat economistul sef Mihai Raceaceanu. Pana in luna martie 2010 eram optimisti si credeam ca undeva in jurul a 5 ani de recesiune vor fi suficienti economiei mondiale sa isi revina. Acum cand in ultimele 2 luni falimentele de piata din SUA a imobiliarelor au crescut cu 500% iar preturile au scazut la 90 % repet la 90% din valoarea dinaintea crizei perspectivele sunt sumbre.      Un raport al Uniunii Europene considera ca economia Romaniei va iesi din criza in urmatorii 10 ani deci revenirea pietei imobiliare va putea incepe undeva prin 2020 , in varianta optimista ca evolutiile europene se confirma si Romania iese intradevar din criza in 10 ani.

Conferinta de presa s-a sfarsit in aceasta nota amara consolidata de stirea ca Bursa de la New York a anuntat ca recesiunea in SUA va mai dura inca cel putin 3 ani.

            When these lines are published in the Granma newspaper tomorrow, Friday, the date of July 26, when we proudly remember the honor of having resisted the imperialists’ attacks, will be felt distant, despite the fact that it is only 32 days away. Those who determine every step of humanity’s worst enemy –the US imperialism, a combination of miserable material interests, contempt and underestimation of the other peoples who inhabit this planet—have calculated everything with mathematical precision.

            In the Reflection of June 16, I wrote: “The diabolic reports slide down little by little in between matches of the Football World Cup, so that nobody takes notice.” The famous sports contest is now in its most exciting moment. For 14 days, the teams with the best players from 32 nations have been competing to advance to the stage of quarter-finals, semi-finals and then the final competition.   The sports enthusiasm grows constantly attracting hundreds of millions or perhaps even billions of people worldwide.

            But, we should be wondering how many are aware that from June 20 US warships, including the aircraft carrier Harry S. Truman, escorted by one or more nuclear submarines and other warships carrying missiles and cannons more powerful than the old battleships used during the last World War between 1939 and 1945, have been moving towards the Iranian coasts via the Suez Canal.

            This movement of the Yankee naval forces is accompanied by Israeli military ships, carrying equally sophisticated weaponry, intended to supervise any vessel involved in the import or export of commercial products required by the Iranian economy for its operations.

            Following a US proposal supported by the United Kingdom, France and Germany, the UN Security Council passed a tough resolution which was not vetoed by any of the five countries with the right to do it.  Another tougher resolution was adopted by the US Senate.   Later, a third and even tougher resolution was approved by the member countries of the European Community. All of this happened before June 20, which motivated French President Nicolas Sarkozy to make an urgent trip to Russia –according to press reports– to meet with the head of Sate of that powerful country, Dmitri Medvedev, in hope of negotiating with Iran and preventing the worst from happening.

            Now, it’s a matter of calculating when the American and Israeli naval forces will be deployed off the coasts of Iran joining there the aircraft carriers and other US military ships already on watch in the region. It is still worse that, the same as the United States, Israel –its gendarme in the Middle East—has state-of-the-art fighter planes and sophisticated nuclear weapons supplied by the United States, which have turned it into the sixth nuclear power on Earth, in terms of its fire power, and one of eight such powers that include India and Pakistan.

            The Shah of Iran was overthrown by the Ayatollah Ruhollah Khomeini in 1979 without firing one shot. But then the United States imposed on that nation a war with chemical weapons whose components it supplied to Iraq along with the information required by this country’s combat units; such weapons were used against the Guardians of the Revolution. Cuba knows this because, as we have said before, our country chaired the Non- Aligned Movement at the time. We know very well the damage done to the populations. Mahmoud Ahmadinejad, currently the head of State of Iran, was chief of the sixth army of the Guardians of the Revolution and chief of the Guardians Corps in the western provinces, which carried the bulk of that war.

            Today, in 2010, thirty-one years later, both the United States and Israel underestimate the one-million men that make up Iran’s Armed Forces and their fighting capacity on the ground as well as the air, sea and ground forces of the Guardians of the Revolution. These forces are compounded by 20 million men and women, ages 12 through 60, selected and systematically trained by their various armed institutions, from the 70 million people who live in that country.   The US administration worked out a plan to promote a political movement that based on capitalist consumerism would divide the Iranians and overthrow the government.

            Such hope is now harmless. It’s simply ridiculous to think that the US warships and Israeli forces combined could win the sympathies of even one Iranian citizen.   I initially thought, as I analyzed the current situation, that the conflict would start at the Korean peninsula, where the second Korean War would break out, and that another war would immediately follow; the one that the United States would impose on Iran.

            Now, we are witnessing a different turn of events: the war in Iran will immediately spark off that of Korea.

            The leadership of North Korea, which was accused of sinking the ‘Cheonan’ and which knows only too well that said ship was sunk by a mine attached to its hull by the Yankee intelligence services, will not miss a second to act as soon as Iran is attacked.    It is only fair that football fans freely enjoy the competitions of this World Cup. I simply fulfill my duty of informing our people, as I think mostly of our youths, full of life and hopes, especially our wonderful children, so that the developments do not catch them by surprise.

            It hurts to think of the dreams conceived by human beings and the amazing things they have created in barely a few thousand years.

            At a time when the most revolutionary dreams are coming true and our homeland is firmly on the path to recovery, I would so much like to be wrong!

Wednesday 16 June was celebrated at EXOTIQUE art gallery the Grand Opening of Art Exhibition: ORIENT COMES TO ROMANIA and as we can without a doubt say: Romania was falling in love with the Orient. The proofs are countless : over 250 participant at the Grand Gala , over 22 diplomatic mission`s participating and at the place of honor the ambassadors of Qatar, Japan, Palestine , Tunisia, Macedonia , Algeria etc. and the special appearance of His Royal Highness Quinn Anne of Romania.

The opening speech of the art exhibition was that of President Emil Constantinescu who appreciated the efforts of Mrs. Pusa Hack the owner of Exotique brand to bring this art show in Romania and to offer to the event an original oriental flavor. I was traveling the Orient as President and in this exhibition I can guarantee you that I can find all the charm, the wealth and the glamour of the Orient said the former President.

The exhibition tour had lasted two hours, time for visitors to receive the story and the information’s regarding the treasures of the art exhibition from the two of most qualified guide’s: His Excellency Ambassador Yacoub Yousif Al Hosani and Mrs. Pusa Hack. The two encouraged the visitors to travel from United Arab Emirates to India and Indonesia, a world of mystery and charm. Finally the visitors could also taste the magic of the Oriental cuisine in an exquisite food show offered by the Embassy of United Arab Emirates. Miercuri 16 iunie a avut loc, in Showroom-ul Exotique din Splaiul Unirii, lansarea oficiala a Expozitiei de Arta ORIENTUL VINE IN ROMANIA si se poate spune fara teama de a gresi ca Romania s-a indragostit de Orient. Argumentele sunt nenumarate: peste 250 de participanti la deschidere , reprezentanti a 22 de misiuni diplomatice acreditate la Bucuresti printre care la loc de onoare enumeram pe ambasadorii Qatarului, Japoniei, Palestinei, Tunisiei, Macedoniei , Algeriei etc. si prezenta deosebita a Majestatii Sale Regina Ana a Romaniei.

Cuvantul de deschidere a expozitiei a fost rostit de fostul presedinte al Romaniei domnul Emil Constantinescu care a apreciat eforturile proprietarei brandului Exotique , doamna Pusa Hack, de a aduce aceasta expozitie in Romania si de-i da o adevarata nota orientala. „Am fost in toate tarile Orientului in calitate de Presedinte si aici in aceasta expozitie va pot garanta ca regasesc tot farmecul, bogatia si stralucirea Orientului” a declarat fostul presedinte.

De aceea vrem sa impartim totul cu prietenii nostri romani, vrem sa ne cunoastem mai bine si aceasta expozitie exact asta face, construieste poduri de prietenie intre Emirate si Romania”.

In final vizitatorii sau delectat cu experientele culinare ale Orientului puse la dispozitie cu generozitate de ambasada Emiratelor Arabe Unite .

Expozitia s-a incheiat cu un moment festiv in care firma Exotique a primit o noua recunoasterea a eforturilor sale culturale primind titlul de partener oficial al activitatilor diplomatice desfasurate de Institutul de Relatii Internationale si Cooperare Economica iar Excelenta Sa dl. MAGIA ORIENTULUI – TIMP DE SASE ZILE LA BUCURESTI

Intre 16 si 21 iunie 2010 capitala Romaniei va gazdui  expozitia de arta orientala  ORIENTUL VINE IN ROMANIA . Expozitia de arta orientala este, potrivit organizatorilor,  dedicata reconstituirii unor fragmente de viata orientala . Principalul scop al Expozitiei ORIENTUL VINE IN ROMANIA este de a recrea in capitala Romaniei mediul tipic oriental, in care vizitatorul poate intelege cum este construita o casa orientala , care sunt ornamentele, mobilierul si toate micile placeri ale vietii fara de care Orientul nu poate fi inteles. Totodata expozitia va revela prezenta specific orientala a sacrului si a traditiei in perimetrul cotidian al vietii si al muncii.

FOR SIX DAYS BUCHAREST WILL BE THE CAPITAL OF ORIENTAL ART

Between 16 to 21 of June 2010 the Romanian capital: Bucharest will host the ORIENTAL ART EXHIBITION – ORIENT COMES TO ROMANIA. 

The Oriental Exhibition is dedicated in offering a firsthand impression to the viewers of how life in the orient society really is. The aim of the Orient Exhibition is to create an oriental environment in which the visitor could understand how an oriental house is build, what are the ornaments and the practical furniture used, how is made possible the presence of sacred space and tradition in the normal environment of life and working.

In a way the Oriental exhibition is offering a practical gate for curious and visitors and even experts alike in better understanding how life, climate, food and education and religion are forging the everyday life of the people of the east.
